When a repair is the right call
Repair usually makes sense when your roof is under about 15 years old, the damage is isolated (a few missing shingles, one leak around a flashing), and the rest of the roof is sound. There's no reason to replace a healthy roof over a localized problem.
When replacement is the smarter investment
Lean toward replacement when you see:
- Widespread curling, cracking, or missing shingles
- Granules collecting in your gutters (shingles wearing out)
- Multiple or recurring leaks
- Daylight or water stains in the attic
- A roof that's 20+ years old
- Soft or rotten decking underneath
Watch out for the “patch trap”
Repeatedly patching an old, worn-out roof can cost more over a few years than one clean replacement — and each patch is another seam that can leak. If you're repairing the same roof every storm season, the math has usually already tipped toward replacement.
