Two roofing estimates can look hundreds of dollars apart and actually be priced identically — the difference is just what each one includes. If you only compare the bottom-line number, you can't really compare the bids. Here's how to read a roofing estimate like the contractor you're hiring.

What a complete scope includes

A thorough estimate should spell out, in writing:

  • Tear-off and how many existing layers are being removed (and disposal)
  • A decking allowance — what they charge per sheet if rotten wood is found
  • Underlayment type (synthetic vs. felt)
  • Ice-and-water shield in valleys and around penetrations
  • Drip edge and flashing (and whether it's reused or replaced)
  • The shingle brand, line, and color
  • Ventilation — ridge vent or other intake/exhaust
  • Valley method (open metal vs. woven/closed-cut)
  • Cleanup and a magnetic nail sweep
  • The workmanship warranty and the manufacturer warranty
  • Whether a permit is included if required

Red flags to walk away from

  • A verbal quote, or a one-line price with no scope
  • A large deposit demanded up front before any work
  • No proof of license and insurance (in Tennessee, ask — and verify)
  • High-pressure, “today only” storm-chaser tactics
  • A bid far below everyone else's (something got left out)
